I get lots of request from investors wanting me to move them up to the next level by mentoring them. Usually, they’ve already done a deal or two and got the taste for it, but want to do more deals, help more people, and create much more profit!

In the first session we’re expanding your perception of marketing. We have an established copywriter who’ll be walking you through critical copywriting principles for your marketing strategies. For the practical session, you’ll be breaking up into groups, studying the data that your own property businesses are feeding back to you, and then applying the copywriting techniques to your new marketing strategies. Again you’ll have the power of the whole mastermind group as you move beyond what everybody else is currently doing out there.

 

But your use of copywriting techniques doesn’t just stop there. You’ll be applying the copywriting techniques when we look at Internet Marketing (the second session) and again when we look at Rent-to-Own techniques.

A divorcing couple had a house sale which had fallen through with the estate agent at 98k. The full redemption figure on their house was 95k. We estimated that the house was worth 120k and this was verified by a surveyor. We put together a solution where we bought at 90k creating a cool £30k profit for us, AND £10K EACH FOR THE SELLERS!
 

I guarantee you this couldn’t have been done using the Classic Below Market Value model!

On Richard Shepherd's first  Mastermind University   the investors covered Lease Options in October and November 2008 and already Darren Hunt and his delightful wife Tracy are doing their very first Lease Option! "We were called from a landlord about some Houses of Multiple Occupancy he had in the area that were 2 x 6 bedroomed licensed HMOs, 1 7-bed HMO and a 21-bed HMO that were meant to be for asylum seekers.

We were interested in the 21 bed HMO which is still licensed as a nursing home. He wants to exchange contracts for the nursing home and complete in 3-5 years down the line.

The mortgage payments are £2,700 per month and the mortgage with Royal Bank of Scotland Commercial Finance Loan. On 100% Occupancy (my wife is currently working in a nursing home in the area that is on 110% occupancy) the net profit is £7,000 per month!!!"

Another different couple in repossession hell - due to be evicted in 3 days! The property itself was in dire straits. A RICS Surveyor valued the property at £57k, but the total amount secured on the house came back at £55k. Again, no deal there! Actually we bought the house at £42.5k, giving another £1.5k to the original owners who were delighted. We still have £15k equity in the property!
 

Want the proof? Well a helluvalot went into this deal and the completion statement may not make a whole lot of sense. But it clearly shows that we cashed out at over £33,000! have a look at it.

When His Lender Pulled The Plug... 

This is a case study by Harish Patel.  Harish started the first Mastermind University in 2008.  He was completely stumped by this deal as last year lenders were finding any means necessary to pull the plug on property deals.

Fortunately on the Mastermind University, there is a Deal Clinic section on each workshop where not just Richard, but the whole group put their creative minds together to solve problems (A Mastermind!).  Richard helped with the method you are about to hear.

What you have to bear in mind is that last year was possibly one of the toughest years ever in property investment history.  The lenders were pulling their mortgage products sometimes every third day and sometimes investors did not know where they stood from one day to the next!  Lenders were going under, governments were bailing them out, and the rules just kept changing.

"I had a vendor call up. he lived in Bristol and his father lived in Bolton. He had to sell the Bolton house to pay for the care of his father. We agreed the price of £45k for the house and the comparables were £70. Other houses were for sale at £89,950.

I applied for a mortgage with BMS and was approved. 3 weeks later the lender withdrew the offer. That weekend we had the Mastermind University. We discussed various ways of structuring deals and we realised the vendor needed to settle the bill for care and to build an extension of his house and build a granny flat.

I went back to the vendor and the vendor financed a mortgage of £30,000. We purchased the house the week after and we're still paying him £300 per month! The rent is £415!
